Moving to Zurich
Zurich has a vacancy rate under one percent, which turns every viewing into a competition decided on paper. Landlords compare application dossiers — employment contract, debt-register extract, references — and pick the safest tenant, not the fastest. Assembling a complete, well-presented dossier before you view is the whole game.

Where to live
Neighbourhoods in Zurich
Your Insidoor walks these before they shortlist anything, and will tell you which one actually fits how you live.
Kreis 4 & 5
Young professionalsFormer industrial districts, now the busiest part of the city. Central, lively, and not quiet.
Kreis 6 (Oberstrass)
Academics, couplesNear ETH and the university, residential, good trams, walkable to the centre.
Kreis 2 (Enge & Wollishofen)
Families, quieter moversLake side, calm, and a genuinely pleasant commute along the water.
Oerlikon
Value seekersNorth of the centre with its own station and noticeably lower rents for the same standard.
What it costs to rent
Indicative rents
Monthly net rent, unfurnished, excluding Nebenkosten (service charges), which typically add CHF 150–300.
Indicative only, last checked . Rents move; your Insidoor confirms what the market is actually doing before you commit to anything.
What catches people out
The Zurich traps
Every market has its own way of costing newcomers money. These are the ones worth knowing before you start.
The advance-fee post
A too-good listing on a Facebook group, an owner working abroad, and a request to wire a deposit for the keys. Zurich's shortage makes this bait unusually effective.
Net rent is not what you pay
Advertised rent is usually net. Nebenkosten for heating, water and building services are extra and are quoted separately. Ask for the total.
The dossier is the application
An extract from the debt collection register, your employment contract, a copy of your permit and a previous landlord's reference. Incomplete files are simply set aside.
After the keys
The admin that follows a move
On Premium, your Insidoor does this with you rather than sending you a checklist. Timing in Zurich: Six to eight weeks. The dossier takes longer to build than the search takes to run.
Register within 14 days
Anmeldung at your district's Kreisbüro is mandatory and quick, and it unlocks everything else.
The deposit goes into a blocked account
Up to three months' rent, held in a Mietkautionskonto in your name. It should never be paid directly to a landlord's personal account.
Health insurance within three months
Basic cover is compulsory and backdated to your arrival date. Choose early — the premiums vary a lot between providers.
Serafe
The household broadcasting fee is automatic once you register. It arrives whether you own a television or not.
Language. German for leases and offices. English is widely spoken but rarely official. Your Insidoor works with you in English and negotiates on your behalf in whatever the lease is written in.
Pricing for Zurich
Zurich is Tier A
The most expensive rental markets, where a bad lease costs the most. Every city in a tier costs the same, and the fee is published before you start.
