Moving to London
London rewards speed and punishes guesswork. Good flats are gone within 48 hours of listing, viewings are fifteen minutes long, and the difference between a fair deal and a bad one is usually a zone boundary rather than a postcode. The tenant fee rules are strongly in your favour โ if someone is asking you for money you have not heard of, that is the signal.

What catches people out
The landlord who is conveniently abroad
They cannot show you the flat, but they will post the keys once you have wired the deposit. There is no flat. Nobody legitimate asks for money before a viewing.
Fees that were banned in 2019
The Tenant Fees Act outlawed admin, referencing and inventory fees for tenants in England. A holding deposit cannot exceed one week's rent, and the tenancy deposit is capped at five weeks'. Anything else is not a fee, it is a warning.
A deposit that is not protected
Your deposit must be in a government-approved scheme within 30 days, and you must be told which one. If your landlord is vague about this, they are either disorganised or worse.
Bidding wars, and six months up front
Since 1 May 2026 the Renters' Rights Act bars landlords and agents from inviting or accepting offers above the advertised rent, and from taking more than one month's rent in advance before the tenancy starts. An agent who suggests either is asking you to help them break the law.
After the keys
The admin that follows a move
On Premium, your Insider does this with you rather than sending you a checklist.
How long a move to London takes. Two to three weeks out. Listing to let agreed is often 48 hours.
- Step 1
Right to Rent
Your landlord is legally required to check your immigration status before granting a tenancy. Biometric residence permits have been replaced by eVisas, so generate a share code from your UKVI account before viewings start; this holds up more moves than anything else.
- Step 2
Council tax
Register with the borough as soon as you move in. Full-time students are exempt but must apply for it; a single occupant gets 25% off.
- Step 3
National Insurance number
Apply online through GOV.UK as soon as you arrive if you're working, unless your eVisa record already shows one. It is not needed for a lease but it is needed for payroll.
- Step 4
The bank account catch-22
Banks want proof of address; landlords sometimes want a UK bank account. A tenancy agreement usually breaks the loop, and app-based banks will open an account before you have a utility bill.
LanguageEnglish throughout. Your Insider works with you in English and negotiates on your behalf in whatever the lease is written in.

The full guide
Five deep dives for someone arriving, not visiting
- Housing A market that clears in days, a legal framework that is unusually protective, and a referencing process that decides everything before you ever meet the landlord.
- Paperwork Fewer registrations than most of Europe, but a proof-of-address loop and a credit file you start with nothing in.
- Healthcare The NHS is free at the point of use and gated by your GP practice, which is the single registration that matters and the one people leave too long.
- Schools Free state schools allocated largely by how far you live from the gate, a national application calendar you cannot arrive late for, and one of the world's most expensive private sectors.
- Getting around Contactless payment, automatic fare caps and a zone system that quietly sets your rent as well as your commute.
