Moving to San Francisco

San Francisco is small — seven miles by seven — and yet the difference between neighbourhoods is real: fog, hills, transit, and safety vary block to block in a way that does not show up in listing photos. Buildings constructed before June 1979 are generally rent-controlled, which makes a modest older apartment a better long-term deal than a shinier new one.

Where to live

Neighbourhoods in San Francisco

Your Insidoor walks these before they shortlist anything, and will tell you which one actually fits how you live.

Mission

Young professionals

Warmest and sunniest part of the city, best food, two BART stations. Varies sharply street to street.

Hayes Valley & NoPa

Professionals, couples

Central, walkable, and close to everything without being in the middle of it.

Inner Sunset & Richmond

Families, quieter movers

More space for the money, next to Golden Gate Park. Foggy, and further from downtown.

Oakland & Berkeley

Value seekers

Across the bay on BART, with a real cost difference and a scene of its own.

What it costs to rent

Indicative rents

Monthly, unfurnished, excluding utilities.

One-bed, central$2,900 – $3,800
One-bed, outer neighbourhoods$2,300 – $2,900
Room in a share$1,300 – $1,900

Indicative only, last checked . Rents move; your Insidoor confirms what the market is actually doing before you commit to anything.

What catches people out

The San Francisco traps

Every market has its own way of costing newcomers money. These are the ones worth knowing before you start.

Listings that only exist online

Copied photos, a below-market price and a landlord who needs a deposit before showing. The oldest scam in the Bay Area and still the most effective.

Application fees that add up

Each application can carry a screening fee. Applying to a dozen places sight-unseen is an expensive way to get nowhere.

The block matters

Two addresses four minutes apart can feel entirely different in the evening. This is exactly the thing photos cannot tell you and someone standing there can.

After the keys

The admin that follows a move

On Premium, your Insidoor does this with you rather than sending you a checklist. Timing in San Francisco: Three to four weeks.

Credit history

No US credit file reads as a risk. Offering additional months up front, or a guarantor service, is the usual workaround.

Utilities

PG&E for gas and electricity. Internet varies sharply by building — ask what is actually available at the address before signing.

Check the build year

Pre-June-1979 buildings are generally under rent control, capping annual increases. It is public information and worth knowing before you choose.

Renter's insurance

Commonly required by the lease. Earthquake cover is separate and not included by default.

Language. English throughout. Your Insidoor works with you in English and negotiates on your behalf in whatever the lease is written in.

Pricing for San Francisco

San Francisco is Tier A

The most expensive rental markets, where a bad lease costs the most. Every city in a tier costs the same, and the fee is published before you start.
