Moving to Vienna

Vienna has an unusually large regulated and subsidised housing sector, which is why it is cheaper than comparable western European capitals and why the private market behaves the way it does. Two distinctions decide everything: Altbau, built before 1945 with high ceilings and often rent-regulated, against Neubau; and befristet — a fixed term, which since January 2026 must run at least five years unless the landlord is letting privately rather than as a business — against unbefristet, which is indefinite and which tenants rarely give up. Since July 2023 the agency commission is paid by whoever instructed the agent, which in a letting is almost always the landlord.

4th, 5th, 6th & 7th

Professionals, couples

The inner districts just outside the Ring — Neubau and Mariahilf especially. Altbau flats, small shops, and the most sought-after city living.

9th — Alsergrund

Families, academics

The university and hospital quarter. Solid nineteenth-century blocks, quiet streets, and quick trams into the centre.

18th & 19th — Währing & Döbling

Families

North-west towards the vineyards: green, residential, detached where the budget allows, and a longer ride in.

What catches people out

The Vienna traps

Every market has its own way of costing newcomers money. These are the ones worth knowing before you start.

Ablöse for things you did not choose

An outgoing tenant may ask a payment for fitted furniture, a kitchen or improvements. Some of it is legitimate and much of it is inflated; anything charged for fixtures that were already there, or beyond their depreciated value, can be challenged.

Befristet without the discount

Where the Mietrechtsgesetz caps the rent, a fixed-term lease must be priced 25% below the equivalent indefinite one — the reduction is set in law. A fixed term offered at the full permitted rent is not the deal it looks like.

The warm figure and the cold one

Betriebskosten covers the building's running costs and is billed monthly on account, then reconciled annually. Heating may sit inside or outside it. A Kaltmiete and a Warmmiete are not comparable numbers.

Commission you should not be paying

Since July 2023 the party that instructed the agent pays. In an ordinary letting that is the landlord, so any demand for commission from you deserves a question. Where a tenant genuinely does owe it, the cap for a fixed term of up to three years is one gross month's rent plus 20% VAT, not two.

After the keys

The admin that follows a move

Meldezettel within three days

Registering your address at any Meldeservice is a legal requirement and the document everything else asks for. Bring the lease and the landlord's signature on the form.

Know which regime the flat is under

Full Mietrechtsgesetz protection, partial, or none at all depends mostly on the building's age and how it was built. It decides whether the rent is capped and how easily the lease ends.

Deposit

Usually two to three months, which the landlord must hold so that it bears interest and return with that interest at the end. A signed handover protocol with photographs is what gets it back intact.

Utilities and the annual reconciliation

Electricity and gas are contracted by you. Expect a Betriebskosten settlement once a year that either refunds you or asks for more — budget for the second outcome.

Language. German for leases, the Magistrat and the utilities. English is common in international workplaces and not at a district office. Your Insider works with you in English and negotiates on your behalf in whatever the lease is written in.
