Moving to Stockholm
Sweden's rental market has two tiers and the gap between them decides your search. A förstahandskontrakt — a first-hand lease, rent-regulated and effectively permanent — is allocated through the municipal housing queue, where central Stockholm waits run well over a decade. Everyone else lives on andrahand: subletting from a first-hand tenant or a flat owner, with the landlord's or the co-op board's written permission, for a fixed term. It is legal and normal, and the permission is the part that must not be skipped.

What catches people out
The Stockholm traps
Every market has its own way of costing newcomers money. These are the ones worth knowing before you start.
A sublet without permission
Subletting needs written consent from the landlord or the co-op board. Without it the first-hand tenant can lose the flat and you can be evicted at short notice, whatever your contract says.
Rent above what the law allows
If you are subletting a rented flat, a hyresrätt, the second-hand rent may not meaningfully exceed the first-hand rent plus a modest supplement for furnishing, and the rent tribunal can be asked to put it right. A sublet of an owned home, a bostadsrätt or a house, runs under the private rental act instead, where since July 2026 the test is whether the rent is substantially higher than other private lettings generally charge. Establish which of the two you are signing before you agree a figure.
The deposit scam
Demand is high enough that fake listings are a standing problem, usually with an owner conveniently abroad. Nothing moves before you have been inside and seen the permission and identification.
A term that ends
Sublets are fixed-term by nature, often a year. Plan the next move from the day you sign rather than the month it expires.
After the keys
The admin that follows a move

Personnummer first
The personal number gates banking, healthcare, the tax office and most contracts. It needs a registered address and a stay of at least a year, which is the ordering problem newcomers hit.
The housing queue, the day your number arrives
Bostadsförmedlingen only registers people who already hold a personnummer or a coordination number, so this cannot be done on the day you land. Join the day the number is issued, because the queue counts nothing but days registered, and it is the only route to a first-hand contract.
BankID
The digital identity that unlocks banking and public services. It follows the personnummer and a Swedish bank account.
Home insurance
Hemförsäkring is expected by most landlords and cheap. Arrange it before the handover.
Language. Swedish for contracts and public offices, though English is spoken almost universally. Your Insider works with you in English and negotiates on your behalf in whatever the lease is written in.
