Moving to Colombo
Colombo is a relaxed place to rent once you know how it works. English is the language of leases and agents, there are no guarantors or credit checks, and a furnished apartment in a modern tower can be found in a week or two. What surprises newcomers is the money: landlords commonly ask for several months' rent in advance, and on houses half a year or more, paid before you move in. The rest โ the deposit, the electricity arrangement, who maintains the generator and the air-conditioning โ is negotiated rather than set by law, so it is decided by what you agree before you pay.

Good flats are easy to find. The catch is the months of rent a landlord wants up front.

What catches people out
The advance
Three to six months' rent paid up front is a common ask on apartments, and six to twelve on houses. It is a negotiating position, not a rule: offer a shorter advance with a longer term, and never hand over a year in cash against an informal receipt.
Electricity in the expensive blocks
Household electricity is billed in blocks, and the price per unit climbs steeply as monthly use rises. A flat that runs air-conditioning every night lands in the dearest blocks, so ask for the last few bills before you sign, not just the rent.
Leases without paperwork behind them
There is no deposit scheme and little tenancy law that a foreign renter will lean on in practice. A written agreement prepared or checked by a local attorney, a signed inventory and bank-transfer receipts are what protect the advance.
Monsoon roads and low ground
Heavy rain floods some low-lying lanes for a few hours at a time, mostly in the south-west monsoon from May to September. View a flat after a downpour if you can, and ask the building how the car park and the street fared last season.
After the keys
The admin that follows a move
On Premium, your Insider does this with you rather than sending you a checklist.
How long a move to Colombo takes. Two to four weeks for a flat; longer for a family house near the schools.
- Step 1
Towers or a house
The newer towers in Colombo 2, 3 and 7 come with lifts, generators, security, pools and a management office that handles repairs. Houses and older low-rise flats give far more space for the money, but you deal with the owner directly for everything.
- Step 2
Utilities arrive in your landlord's name
Electricity and water accounts usually stay with the owner, and you pay the bills or reimburse them. Agree in the lease who pays what, how readings are shared, and what happens to the generator and the water tank.
- Step 3
Brokers and their fee
Most rentals go through brokers, and a broker's fee is common โ often a month's rent. Ask who pays it before the first viewing, and check that the person showing the flat has the owner's authority to let it.
- Step 4
Serviced first, then rent
Serviced apartments and long-stay hotel suites let by the month are an easy first base while you look, especially if you arrive on a short visa and the advance would tie up cash before your residence paperwork is done.
LanguageEnglish is used for leases, banks and agents. Sinhala and Tamil are the languages of the street. Your Insider works with you in English and negotiates on your behalf in whatever the lease is written in.

The full guide
Five deep dives for someone arriving, not visiting
- Housing An English-speaking rental market with modern towers and roomy houses, where the advance payment and the electricity bill matter more than the headline rent.
- Paperwork An online ETA gets you in; staying longer means the right residence visa, and working is only allowed once you hold one.
- Healthcare Good private hospitals in Colombo, a free public system and a free national ambulance โ with private care paid up front unless your insurer direct-bills.
- Schools A handful of established international schools and many more local 'international' schools teaching in English, with fees that vary tenfold.
- Getting around No metro, heavy traffic at peak hours, and a ride-hailing app that summons a three-wheeler or a car in minutes for very little.
