Moving to Seville

Summer here is not a season so much as a constraint — AEMET's normals give a July mean daily maximum of 36 °C and spells above 40 °C are routine, so a flat's orientation, ceiling height and cooling decide whether July is liveable. The rental mechanics are the standard Spanish ones: a NIE before anything, one month's rent as fianza, and a five-year tenant right to stay when the landlord is an individual. What is local is the calendar: Semana Santa and the Feria pull central furnished stock into short-term letting each spring.

What catches people out

The Seville traps

Every market has its own way of costing newcomers money. These are the ones worth knowing before you start.

A holiday let sold as a long one

A furnished central flat quoted monthly is often registered as a vivienda de uso turístico, the name that replaced vivienda con fines turísticos in 2024, though the registry code still reads VFT. You will be asked out before Semana Santa, with no residential contract to point at.

Summer, and what it costs to survive it

An unshaded west-facing flat with one split unit is a different proposition from a north-facing one with thick walls. Ask what August's electricity bill actually was.

The aval or the extra months

Without a Spanish payslip you will be asked for a guarantor, a bank guarantee or several months in advance. The fianza is capped at one month for a residential let; anything beyond that is a separate guarantee and should be named as one.

After the keys

The admin that follows a move

NIE first, then the bank

The foreigner's number gates the account, the lease, the utilities and the phone. A representative can obtain one for a non-resident.

Empadronamiento

Register at the ayuntamiento once you have a lease. The padrón certificate is what health cover, school places and residency all ask for.

The fianza stays with the landlord

Andalucía abolished the regional deposit escrow for contracts dated from 24 January 2026, so AVRA holds nothing and there is no lodgement receipt to ask for. Pay the month by bank transfer and keep the contract clause that names it.

Utilities

Electricity and water are yours to arrange, and the contracted power rating matters here: too low and the air conditioning trips the supply.

Language. Spanish for leases and offices. English is common in the tourist centre and not in a landlord's office. Your Insider works with you in English and negotiates on your behalf in whatever the lease is written in.
