Moving to New Delhi

India's rental market is enormous, fast-moving and almost entirely broker-driven. The portals give you a starting point, but a large share of what is on them is stale, duplicated, or bait posted to harvest enquiries — the real inventory moves through local broker networks, and a good flat in a South Delhi colony or a Gurgaon tower can be gone within days. The near-universal convention is the eleven-month agreement, kept deliberately under a year to avoid compulsory registration, renewing with a 5–10% escalation if both sides agree.

What catches people out

The New Delhi traps

Every market has its own way of costing newcomers money. These are the ones worth knowing before you start.

The foreigner premium

A quoted rent can rise 20–40% when the enquiry arrives in a foreign accent. The benchmark that matters is what the flat next door went for, not what you are told first.

Lock-in and escalation buried in the agreement

A two-month lock-in with one month's notice is fair. An eleven-month lock-in is not, and the annual escalation clause varies wildly between otherwise identical agreements.

Cash to a broker to hold a flat

Deposit and rent go by bank transfer, against a signed agreement and the owner's proof of title. Nothing moves on a broker's word that the flat is being held.

Bangalore deposit arithmetic

If you are comparing cities: Delhi and Mumbai ask two to three months' deposit, but Bangalore's stated norm remains six to ten. Ten months on a ₹50,000 flat is ₹5,00,000 locked up without interest.

After the keys

The admin that follows a move

Police verification is not optional

Landlords in Delhi and Gurgaon must file your details — passport, visa, photographs — with the local station or the state portal. For a foreign national the rental address feeds your FRRO registration, so a landlord who stalls on the paperwork becomes your visa problem.

The society can say no

Most buildings are run by a Resident Welfare Association with real power: it approves tenants, sets move-in rules, and in some buildings restricts bachelors, non-vegetarians or short stays. Check the rules before you fall for a flat.

Budget the brokerage

One month's rent to the agent is standard in Delhi NCR, sometimes split with the landlord and often not. Two to three months' refundable deposit sits on top.

Look past the interiors

Power backup, water supply and a working lift decide what daily life is like. A beautiful flat with a dead inverter and an unreliable tank is a daily misery, and neither shows in a photograph.

Language. English for agreements and with brokers. Hindi changes what you are quoted. Your Insider works with you in English and negotiates on your behalf in whatever the lease is written in.
