Monterrey is the country's business city — manufacturing, nearshoring and the highest incomes in Mexico — laid out across a valley between mountains and organised around driving rather than walking. Two things shape a tenancy here more than the rent. Average summer highs sit in the mid thirties and the record is above forty-five, so cooling is infrastructure rather than comfort; and the 2022 drought that left parts of the metro on scheduled supply made the building's water arrangement a question worth asking rather than assuming.

What catches people out
The summer electricity bill
Cooling a flat through a Monterrey summer is a serious cost, and CFE tariffs step up sharply with consumption. Ask what the previous tenant paid in July, not what the average is.
Water storage, after 2022
The drought put parts of the metropolitan area on scheduled supply. Ask whether the building has a cistern and a pump, and what happened to it that year.
Póliza jurídica or a fiador
Landlords want either a local property-owning guarantor or a legal-insurance policy underwriting the tenancy. The policy is what most newcomers use; issuers price it differently, so get a written quote before you view.
Everything is a drive
The metro covers three lines across a metropolitan area of eighteen municipalities, and the city is built for cars. Where you live relative to where you work decides the day far more than the flat does.

RFC and CURP
The tax number and the population registry code gate the bank account, formal contracts and the utilities. Residency comes first.

Decide the guarantee before viewing
Fiador or póliza jurídica each take different paperwork. Landlords ask on the first call and a good flat will not wait.

Utilities
CFE for electricity, Agua y Drenaje for water, gas by tank or pipe depending on the building. Transfer at handover with meter readings written into the inventory.
- Step 4
Check the cooling, not the photos
Central air, split units per room, or one unit for the whole flat are very different propositions from May to September.

Five deep dives for someone arriving, not visiting
- Housing No credit check. A landlord underwrites the tenancy through a guarantor or a policy bought in place of one, and the cooling and the water arrangement matter as much as the rent.
