Finding somewhere to live in Athens
Central Athens one-beds average around €650 a month on crowdsourced data, and rent is moving to compulsory transfer into a bank account the landlord has declared to the tax authority.

What a flat actually costs
Crowdsourced averages for September 2026 put a one-bedroom flat at about €647 a month in the centre and about €576 outside it, with wide ranges either side. Treat those as indicative rather than as market data, because no authoritative current index of Athens rents is publicly readable. Housing is politically live here, and rent subsidies, renovation grants and short-let restrictions have all been announced in recent budgets, so ask an agent what is actually running before you count on any of it.

The lease is a tax record
A Greek residential tenancy becomes real when the landlord files it electronically with AADE, the tax authority, against your AFM. That filing is what the electricity supplier, the water company and the residence-permit desk all rely on, which is why the tax number has to exist before you sign anything. Ask for the declaration's reference number once it is filed, and keep it somewhere you can find it. The deadline the landlord has for filing, and the penalty for missing it, could not be confirmed from an official source for this guide, so ask to see the filing itself rather than accept the promise of one.
Rent by bank transfer
Greece has legislated to require residential rent to be paid into a bank account the landlord has registered with AADE rather than in cash. The start date moved more than once while the tax and banking systems were upgraded, and no source consulted for this guide confirms what is in force today, so ask AADE or a Greek accountant before you agree how to pay. Whatever the timing, have the contract say rent is paid by transfer and keep the bank record of every payment.
- Rental income for the 2026 tax year is taxed at 15% up to €12,000, 25% to €24,000, 35% to €36,000 and 45% above that, which is why landlords care intensely how the rent is declared.
Short-let stock and the central districts
Short-term letting is regulated through AADE's registry, and a property advertised for short stays carries a registry number. Restrictions on new registrations in the central districts of the Municipality of Athens have been announced and extended more than once, and the penalties for letting without a number sit in tax legislation rather than with the municipality. Neither the current fine nor the current scope of the freeze could be confirmed for this guide, so check the registry rules with AADE if the status of a furnished flat matters to you.
Heating, and the winter bill
Basic utilities for an 85 square metre flat average about €190 a month on crowdsourced figures, with a reported spread from €124 to €300. That spread is winter heating rather than how carefully anyone uses the lights. Building charges are billed separately from the rent and in an older block can include communal heating oil, so ask what last January actually cost in euro rather than what a year averages.

- Open a Greek bank account, because rent is moving to compulsory bank transfer.
- Search XE.gr, Spitogatos and Indomio, and expect to deal with agents rather than owners.
- View in person, or have someone view for you, before any money moves.
- Ask what the building charges came to last January, and whether the flat carries a short-term rental number.
- Have the contract state that rent is paid by transfer into an account the landlord has declared to AADE.
- Sign, then ask for the reference number of the electronic lease filing.
- Photograph the flat and sign an inventory at handover, and agree in writing when the deposit comes back.
- Set a standing transfer for the date the contract names, and keep the bank record of every payment.
