Moving to Rio de Janeiro
A Rio listing gives a rent, and the real monthly cost is that plus condomínio — the building charge, which in a Zona Sul block with a porter, a lift and a pool is substantial — plus IPTU, the annual property tax, usually passed to the tenant in instalments. Two flats at the same rent can differ by a third once both are added, and listings are inconsistent about showing them. The other local mechanic is the guarantee: a fiador, a deposit of up to three months, or seguro-fiança, an insurance product that most newcomers end up using.

What catches people out
The Rio de Janeiro traps
Every market has its own way of costing newcomers money. These are the ones worth knowing before you start.
Rent quoted without condomínio or IPTU
The building charge and the property tax are both normally the tenant's here and neither is small. Always compare the total monthly figure, and ask for the last condomínio statement.
The guarantee
A fiador with Rio property is the traditional requirement and out of reach for most arrivals. Seguro-fiança is the usual alternative and is priced by the insurer against your profile, so get the premium in writing; a caução deposit is capped at three months. Art. 37 of the Lei do Inquilinato allows the landlord one guarantee per contract and one only — being asked for a deposit as well as a fiador or a seguro-fiança is not lawful, and newcomers are routinely asked for both.
Which block, not which district
Safety, noise and quality vary street by street here more than district by district. A neighbourhood's reputation tells you very little about a specific building.
Temporada lets priced for visitors
Furnished flats offered by the month in the beach districts are short-stay stock, legal and convenient, and priced well above a standard contract.
After the keys
The admin that follows a move

CPF first
The taxpayer number gates the contract, the bank account, the utilities and the phone. Registration is free, has no minimum age and is open to foreigners whether they are in Brazil or abroad, through Receita Federal online, by email or in person at one of its units. Do it before anything else, because almost every other step is waiting on it.
Decide the guarantee before viewing
Fiador, caução or seguro-fiança each take different paperwork and different time. Landlords ask on the first call.
Utilities
Light and gas are contracted by you; water is often through the condomínio. Confirm which, and transfer the accounts at handover with meter readings recorded.
The vistoria
The entry inspection report is what the deposit or the insurance is judged against at the end. Photograph everything on the day and make sure the report matches.
Language. Portuguese for contracts and offices. English is common in Ipanema and Leblon and not at a utility counter. Your Insider works with you in English and negotiates on your behalf in whatever the lease is written in.
