Moving to Porto

Porto is smaller, cheaper and greener than Lisbon, with a compact centre, a working river and a beach twenty minutes away on the metro. Rents have risen but remain meaningfully below the capital. The Portuguese sequence is identical: the tax number comes first, the registered lease matters for residency, and short-term rentals get sold as long lets more often than they should.

What catches people out

The Porto traps

Every market has its own way of costing newcomers money. These are the ones worth knowing before you start.

Holiday lets between bookings

A furnished flat at a monthly price is often an alojamento local filling a gap. You will be moved on in summer and you will have no lease.

Unregistered contracts

A landlord avoiding registration with Finanças leaves you without the proof of address that residency, schools and healthcare require.

Damp and heating

Porto is wetter than Lisbon and older buildings frequently have no heating at all. A flat viewed in July tells you very little about January.

The admin that follows a move

NIF first

Nothing proceeds without the tax number — not the lease, not the bank, not the phone.

Registered lease and rent receipts

The recibos de renda are your proof of address for every subsequent application.

Bank account

Portuguese banks want the NIF and an address. Direct debit is how utilities are paid.

Utilities

EDP or an alternative supplier, plus municipal water. Ask what heating exists before signing a winter lease.

Language. Portuguese for leases and offices; English is widely spoken. Your Insidoor works with you in English and negotiates on your behalf in whatever the lease is written in.
