Moving to Malaga

Malaga spent the last few years turning from a coastal city with an airport into one of southern Europe's remote-work capitals, and the rental market has not caught up. Central rents rose sharply, a large share of the best stock moved to short-term letting, and a good long-term flat now attracts a queue. The mechanics are the standard Spanish ones — NIE, a one-month fianza, a five-year tenant right against an individual landlord — but the competition is the part people underestimate, and since January 2026 the deposit is held by the landlord rather than the region.

What catches people out

The Malaga traps

Every market has its own way of costing newcomers money. These are the ones worth knowing before you start.

Short-term stock at a monthly price

A furnished central flat offered by the month is frequently a tourist licence filling its off-season. It will be withdrawn before summer and there is no residential contract behind it.

A queue you did not know you were in

Good long lets attract a dozen viewers. Landlords pick on paperwork, so arriving with NIE, proof of income and a deposit ready is what actually wins the flat.

The aval or the extra months

Without a Spanish payslip a landlord will want a guarantor, a bank guarantee or several months up front. The fianza itself is capped at one month for a residential let.

After the keys

The admin that follows a move

NIE first, then the bank

It gates the account, the lease, the utilities and the phone. Non-residents can obtain one through a representative before arriving.

Empadronamiento

Register at the ayuntamiento with the lease. The padrón is what health cover, school places and residency applications ask for.

Get the fianza into the contract

Andalucía stopped requiring deposits to be lodged with the regional agency in January 2026, so the landlord holds it and there is no receipt to chase. Put the amount, the receiving account and the return conditions in writing.

Utilities and the contracted power

Electricity, water and the community charge. Check the contracted power rating is enough for air conditioning in August.

Language. Spanish for leases and offices. English is very widely spoken on the coast, less so in an administrative queue. Your Insider works with you in English and negotiates on your behalf in whatever the lease is written in.
