Moving to Lyon

French letting runs on the dossier — a bound set of documents proving who you are and that you can pay, usually with a guarantor whose income is three times the rent. A landlord viewing six applicants compares six folders, so the complete one wins even when the income is not the highest. Lyon adds its own shape: nine arrondissements spiralling out from the peninsula between two rivers, three public universities, and a rental market tight enough that September is genuinely difficult.

The peninsula between the Rhône and the Saône — shops, restaurants, and everything walkable. Central and priced for it.

Croix-Rousse (1st & 4th)

The silk-weavers' hill above the centre: high-ceilinged canut flats, a village feel, and a lot of stairs.

Vieux Lyon (5th)

Shorter stays, character seekers

Renaissance streets under Fourvière. Beautiful and touristed, with small flats in very old buildings.

6th & Tête d'Or

Families, premium seekers

Haussmannian blocks beside the park: the most expensive residential arrondissement, though the 2nd is statistically level with it.

7th & Guillotière

Students, value seekers

South of the centre by the universities, and cheaper than the Presqu'île by a little. Villeurbanne, the 8th and the 9th all cost less per square metre.

Indicative rents

Advertised rent per square metre per month, charges included, for unfurnished listings, from the state's 2025 Carte des loyers indicators. Multiply by the floor area: a 45 m² two-room flat in the 6th works out at about €900. Charges are billed on account and reconciled annually. The indicators do not cover rooms in shared flats, so price a colocation from current listings on PAP, Leboncoin or a colocation site.

What catches people out

The Lyon traps

Every market has its own way of costing newcomers money. These are the ones worth knowing before you start.

No guarantor, no flat

Most landlords want a garant resident in France earning three times the rent. Without one, Visale — the free state guarantee — or a paid guarantor service is the practical route, and it has to be arranged before you apply.

The rent is capped and the lease has to say so

Lyon and Villeurbanne are under encadrement des loyers, so every new lease must state the loyer de référence, the loyer de référence majoré and any complément de loyer. You have three months from signature to challenge a complément de loyer; a base rent above the ceiling can be challenged at any point in the lease. ADIL du Rhône checks it free of charge.

The état des lieux

The entry inventory is the document the deposit is judged against. Photograph everything, note every mark, and insist the report reflects it — a hurried five-minute walkthrough costs a month's rent at the end.

Charges quoted as part of the rent

Listings sometimes give a charges comprises figure, sometimes not. The provision for charges is reconciled annually and can ask for more. Compare like with like.

The September squeeze

Three public universities refill at once and supply tightens sharply from late August. A search that takes two weeks in April takes considerably longer then.

Deposit and notice

One month's rent for an unfurnished let, two for furnished. Your notice period is three months unfurnished and one month furnished — one month everywhere in a zone tendue, which includes Lyon.

Housing insurance is compulsory

An assurance habitation certificate is required at signing, renewed annually, and the landlord may ask for proof each year.

CAF, if you qualify

The housing benefit is open to many foreign residents including students. Apply as soon as the lease is signed; it is not backdated far.

Language. French for leases, agencies and the préfecture. English is common in international workplaces and rare in an agency. Your Insider works with you in English and negotiates on your behalf in whatever the lease is written in.
