The administrative side is simple once you know the order — the NIF comes before the bank account, which comes before the lease.

What catches people out
The Lisbon traps
Every market has its own way of costing newcomers money. These are the ones worth knowing before you start.
Short lets sold as long lets
A furnished flat listed at a monthly rate is often a holiday rental between bookings. You will be asked to leave in high season and you will have no lease to point at.
Unregistered landlords
A landlord who does not want the contract registered with Finanças is avoiding tax — and leaving you without the document that residency applications, schools and healthcare all ask for.
The 'reserve it now' deposit
Money requested to hold a flat before a viewing, usually from an owner who is conveniently abroad. It does not come back.
After the keys
The admin that follows a move
On Premium, your Insidoor does this with you rather than sending you a checklist. Timing in Lisbon: Four to six weeks. Start the NIF before you fly.
NIF before anything else
The tax number gates the bank account, the lease, the phone contract and the utilities. Non-residents can obtain one through a representative.
Insist on a registered lease
The recibo de renda and the registered contract are your proof of address. Without them, residency paperwork stalls.
Bank account
Portuguese accounts want the NIF and proof of address. Once open, direct debits handle everything else.
Utilities
EDP or an alternative for electricity, plus water through the municipality. Older buildings often lack heating entirely — worth checking in February terms, not August ones.
Language. Portuguese for leases and offices, though English is very widely spoken. Your Insidoor works with you in English and negotiates on your behalf in whatever the lease is written in.
