Kuala Lumpur is one of the easier moves in the region: leases are in English, most flats come furnished, and agents are used to foreigners. The traps are practical rather than legal. Distance means nothing here — a place two kilometres away can be forty minutes in traffic — and "fully furnished" covers everything from a bed to a fully stocked kitchen.

What catches people out
The Kuala Lumpur traps
Every market has its own way of costing newcomers money. These are the ones worth knowing before you start.
"Fully furnished" means nothing on its own
It can mean a bed and a wardrobe or it can mean a working kitchen, a washing machine and cutlery. Get the inventory in the tenancy agreement, with photographs, before you pay anything.
The earnest deposit
Agents ask for a booking deposit with the letter of intent, before the tenancy agreement exists. If the deal falls through on the landlord's side you want the LOI to say you get it back — most standard forms do not.
Two plus one plus stamp duty
Expect two months' security, half a month for utilities and the stamp duty on the agreement. Budget roughly three and a half months' rent before you have keys.
The commute is not the distance
Traffic makes a nearby address a long journey twice a day. Proximity to an MRT or LRT station is worth more than a kilometre saved on the map.

The admin that follows a move
On Premium, your Insider does this with you rather than sending you a checklist. Timing in Kuala Lumpur: Three to five weeks. Most of it waits on your employment pass, not on the flat.
The employment pass gates everything
A local bank account, and often the tenancy itself, waits on your pass being approved. Serviced accommodation for the first month is normal, not a failure.
Utilities are often in the landlord's name
Electricity from TNB and water are frequently left in the owner's name and reimbursed. Agree in writing how it is billed, or you will be arguing about it monthly.
Internet takes longer than you expect
Unifi or Maxis fibre can take a week or more to install, and availability differs by building. Ask what is already wired in before signing.
Touch 'n Go
One card for tolls, parking and transit. Get it in the first week; almost nothing else is as immediately useful.
Language. Malay is official, but rentals, banking and daily business run in English. You will rarely need anything else. Your Insider works with you in English and negotiates on your behalf in whatever the lease is written in.
