Moving to Bologna
Bologna is small, rich, extremely well fed, and dominated by a university with more than 97,000 students across its five campuses, in a city of about 395,000 residents. That single fact shapes the rental market more than anything else: supply empties between July and October, rooms are let by the bed rather than the flat, and a family-sized apartment can be harder to find than a room. The contract types are the national ones โ 4+4, 3+2 canone concordato, and a student contract of six to thirty-six months.

Neighbourhoods in Bologna
Centro Storico
Professionals, shorter staysInside the ring, with around forty kilometres of the city's sixty-odd kilometres of porticoes. Beautiful and walkable; the flats are old, and lifts are the exception.
Santo Stefano & Murri
Families, professionalsSouth-east of the centre towards the hills, quiet and sought after, with the good schools. Dearer than the north of the city, but asking rents sit below the historic centre.
Bolognina
Value seekers, younger arrivalsNorth of the station and changing fast, helped by the high-speed rail works. Good value within walking distance of the centre, though per square metre it is only modestly cheaper โ the saving is in flat size and building age.
San Vitale & Irnerio
Students, academicsThe university quarter proper. Cheap, loud, and let by the room from September.
Saragozza & Porto
Long-stayersWest of the centre towards the Colli, residential and calm, with a short ride in on the bus.

What catches people out
The September squeeze
Supply collapses as term starts and reappears in spring. Arriving in autumn without something arranged is the single most common reason a search here goes badly.
Let by the bed, priced by the room
A great deal of central stock is rented room by room to students, so a flat advertised at a low figure may not be available whole. Establish what is actually being offered before viewing.
Contracts that dodge registration
Registration is the landlord's duty and student lets are where it is skipped most often. Without a registered contract there is no residenza, and without residenza there is no health card.
Heating in an old building
The centre is medieval and the porticoes are not insulation. Ask whether heating is autonomous or centralised, and what last winter actually cost.

Free, quick, and required before the lease, the bank account or the health service.

Know which contract you are signing
4+4 is the open market, 3+2 canone concordato caps the rent against a local table, and the student contract runs six to thirty-six months. The concordato is common here and usually cheaper.

Residenza at the anagrafe
Register once the lease is registered. It is what the health card and the residence permit process need.

Budget the condominio
Building charges are separate from rent and matter more in an old block with a lift and a porter. Ask for the previous year's statement.

Five deep dives for someone arriving, not visiting
- Housing Asking rents eased across almost every zone in 2026 and a single room averages about โฌ585, but much of the central stock is let by the bed on contracts that never reach the tax office.
- Paperwork Codice fiscale, the permesso kit within eight working days, then the residence declaration filed online or emailed to your quartiere's anagrafe. Each step is the evidence the next one needs.
- Healthcare Registration is at an AUSL Bologna district counter and needs a codice fiscale and a lawful status. If you are not entitled, buying in costs a minimum of โฌ2,000 for a calendar year.
- Schools The national enrolment window ran from 13 January to 21 February for 2026/27, but Bologna's infanzia places go through the Comune's own portal, and its nurseries run a separate spring calendar.
- Getting around One TPER fare covers the buses, contactless tapping caps at โฌ9 a day and โฌ25 a week, and the ZTL runs from 07:00 to 20:00 every day with cameras on every gate.
