Moving to Barcelona

Barcelona has a genuine supply problem, made worse by the conversion of long lets into short-stay tourist accommodation. The consequence for newcomers is a specific and growing practice: the temporada, or seasonal contract, offered as though it were an ordinary lease. It is not. It carries none of the five-year security a residential contract gives you, and it is often priced above the reference index.

What catches people out

The Barcelona traps

Every market has its own way of costing newcomers money. These are the ones worth knowing before you start.

The temporada contract

A seasonal contract for study, work or 'temporary' reasons. It sidesteps the security a residential lease gives you and the rent limits that apply in stressed areas. If your reason for being there is that you live there, the contract should say so.

The reference price index

Barcelona is a declared stressed area, and there is an official index for what a given flat should let for. Check it before you agree — it is public and it is the strongest negotiating position you have.

Deposit-before-viewing

Same as everywhere else in Spain, and unusually common here because so many people search from other countries.

The admin that follows a move

NIE, then everything

As across Spain, appointments are the scarce part. Start before you arrive.

Empadronamiento

Registering with the ajuntament gives you the padrón, which healthcare and residency need.

Check the contract type in writing

Ask explicitly whether the contract is a vivienda habitual under the LAU. The answer determines every right you have.

Utilities

Transfer of holder rather than new connection. Confirm it completed before the first bill.
