Moving to Auckland
New Zealand runs one of the most tenant-friendly frameworks anywhere: bonds are capped at four weeks and lodged with a government body rather than the landlord, letting fees charged to tenants were banned outright in 2018, rent may rise only once in twelve months, and disputes go to a Tenancy Tribunal that is cheap, fast and genuinely used. The catch is the housing itself. Much of the stock is timber-framed, single-glazed and was built with no insulation at all โ which is why the Healthy Homes Standards exist, and why a damp, mould-prone, expensive-to-heat house is still the most common bad outcome for someone who rented in February having never seen a New Zealand July.

Shorter stays, car-free livingThe only genuinely urban option, and the most variable stock in the city โ from excellent to tiny and windowless.

FamiliesAcross the harbour on the North Shore: beaches, quieter streets, and a ferry commute that is the whole appeal.

Value seekersDiverse, unpretentious and well fed, with more space than the fringe suburbs give you for the money.

What catches people out
A vague Healthy Homes statement
Every tenancy agreement must state how the property meets each of the five standards. A blank or hand-waving statement is a serious warning sign, not a formality โ and compliance statements are sometimes optimistic.
Heating that does not comply
The living room needs a fixed heater of adequate capacity; a plug-in oil heater in the corner does not meet the standard. Ask for the heater's kilowatt rating against the room size.
Extraction that vents nowhere
Kitchens and bathrooms need mechanical extraction venting outdoors. A recirculating rangehood, or a fan that empties into the ceiling cavity, meets nothing and will cost you in mould.
Anyone asking for more than six weeks
Four weeks bond plus two weeks rent in advance is the legal maximum, and the bond goes to Tenancy Services, not the landlord. The only addition since December 2025 is a pet bond of up to two weeks' rent if you keep a pet. A request for more than that, or to hold the bond themselves, is unlawful.

Fixed term or periodic, deliberately
A fixed term โ usually twelve months โ gives you security until its date. A periodic tenancy runs on until notice: since January 2025 you give 21 days and a landlord can give 90 days without a reason. Choose rather than accept the default.

Trade Me, and what is not on it
Trade Me Property carries the overwhelming majority of listings. What is not on it is usually being let through a property manager's own book, which is exactly where the less-contested homes are.

Inspect for damp, not for decor
Window frames, wardrobe corners and behind furniture. In a dry summer viewing a mould-prone house looks fine, which is why the smell tells you more than the walls.
- Step 4
Know the other cities before you choose
Wellington is the easiest place in the country to live without a car, and the windiest and dampest โ double glazing there is not a preference. Christchurch has the best value and, after the rebuild, an unusually high share of genuinely modern housing. Queenstown competes with short-stay tourism, so long-term supply thins from June and the search needs a much longer runway.
