Moving to Valencia

Valencia has absorbed a great deal of the demand that Barcelona priced out, and it has handled it better than most: the city is flat, cyclable, has a beach on the metro and a park where the river used to be. Rents have risen sharply from a low base, which means the gap with Madrid is narrowing but still real. The Spanish administrative sequence applies in full.

What catches people out

The Valencia traps

Every market has its own way of costing newcomers money. These are the ones worth knowing before you start.

Seasonal contracts

As in Barcelona, temporada contracts are increasingly offered to foreigners in place of a residential lease. They remove your security of tenure. Ask explicitly what you are signing.

The overseas owner

The standard Spanish portal fraud. A deposit requested before a viewing, from someone who cannot meet you.

Agency fees on the tenant

Since 2023 these are the landlord's cost on residential lets. Being asked to pay one says something about the landlord.

After the keys

The admin that follows a move

NIE

The foreigner identification number gates the bank account, the lease and the utilities. Appointments are the constraint.

Empadronamiento

Register at the ajuntament for the padrón, which healthcare and residency both need.

Bank account and direct debits

Utilities in Spain are paid by direct debit almost without exception.

Utilities transfer

Change of holder rather than a new connection. Confirm it completed, or you inherit the previous tenant's account.
