What catches people out

The Munich traps

Every market has its own way of costing newcomers money. These are the ones worth knowing before you start.

Advance-fee listings

The same pattern as Berlin and just as common: an absent owner, an unusually good flat, and a deposit requested up front. Munich's scarcity makes people take the bait.

Staffelmiete and Indexmiete

Leases with pre-agreed annual increases, or increases tied to inflation, are common here. Read which one you are signing and model it over the term.

Provision on rentals

A tenant-paid agent commission is only lawful where you instructed the agent yourself. If the landlord instructed them, the landlord pays.

The admin that follows a move

Book the KVR appointment before you fly

Registration slots at the Kreisverwaltungsreferat are the scarcest resource in this whole process. They can be booked in advance and you will need the landlord's confirmation.

As across Germany: tax ID, bank account and health insurance all follow registration.

Utilities

Stadtwerke München for electricity and gas, though you may switch supplier. Internet installation in older buildings can take weeks.

Kaution

Three months' cold rent, payable in three instalments, held separately from the landlord's own money.
