Moving to Munich
Munich is the most expensive place to rent in Germany and among the hardest to find anything in. Applications go to landlords in stacks, and a complete file with proof of income and a clean Schufa record wins over enthusiasm. Monthly Kaltmiete on new lets, usually unfurnished. Add โฌ150โ300 of Nebenkosten for the Warmmiete. Furnished temporary lets cost well above these bands.

What catches people out
Advance-fee listings
The same pattern as Berlin and just as common: an absent owner, an unusually good flat, and a deposit requested up front. Munich's scarcity makes people take the bait.
Staffelmiete and Indexmiete
Leases with pre-agreed annual increases, or increases tied to inflation, are common here. Read which one you are signing and model it over the term.
Provision on rentals
A tenant-paid agent commission is only lawful where you instructed the agent yourself. If the landlord instructed them, the landlord pays.

Registration slots at the Kreisverwaltungsreferat are the scarcest resource in this whole process. They can be booked in advance and you will need the landlord's confirmation.

As across Germany: tax ID, bank account and health insurance all follow registration.

Utilities
Stadtwerke Mรผnchen for electricity and gas, though you may switch supplier. Internet installation in older buildings can take weeks.

Three months' cold rent, payable in three instalments, held separately from the landlord's own money.
