Moving to Madrid

Madrid is a comparatively relaxed market by European capital standards: supply is reasonable, the city is well connected, and prices, while rising, remain below Paris or Amsterdam. The bottleneck is administrative. The NIE — your foreigner identification number — gates the bank account, the lease and the utility contracts, and appointments for it are the scarce resource.

What catches people out

The Madrid traps

Every market has its own way of costing newcomers money. These are the ones worth knowing before you start.

The owner who lives abroad

The standard fraud on the big Spanish portals. A deposit is requested to hold a flat that does not exist. There is no legitimate version of this.

Agency fees charged to tenants

Since the 2023 housing law, agency fees on residential lets are the landlord's cost, not the tenant's. Being asked for one is a sign of how the rest will go.

Deposits above the legal limit

One month's fianza is the statutory deposit for a residential let. Additional guarantees exist but are limited — a request for four months up front is not standard.

After the keys

The admin that follows a move

On Premium, your Insidoor does this with you rather than sending you a checklist. Timing in Madrid: Three to four weeks for the flat. Longer if the NIE has not been started.

NIE first

Book the appointment as early as you can, from abroad if possible. Every subsequent step asks for it.

Empadronamiento

Registering at the town hall gives you the padrón certificate, which healthcare, schools and residency applications all want.

Bank account

Non-resident accounts can be opened with a passport; resident accounts want the NIE. Direct debits are how utilities are paid here.

Utilities

Electricity and water are transferred rather than newly connected — make sure the change of holder actually happens, or the old tenant's bills become your problem.

Language. Spanish for leases, banks and town halls. English is common in the centre, not in offices. Your Insidoor works with you in English and negotiates on your behalf in whatever the lease is written in.
