Moving to Krakow
Krakow survived the war intact, which is why the Old Town is what it is and why very little of it is available to live in — the centre lets short-term, and residents spread into the districts around it. The pricing convention is the Polish one: rent to the owner plus czynsz, the monthly administrative charge covering common parts, water, refuse and often heating, quoted inconsistently across listings. A substantial student population and a large technology sector compete for the same flats, and September is the tightest month of the year.

Professionals, value seekersSouth of the river, where the post-industrial regeneration went. Newer flats, lofts, and the best value close in.

What catches people out
Rent quoted without the czynsz
The administrative charge can add several hundred złoty a month and varies sharply by building. Always compare the total.
The September squeeze
Two large universities refill at once and supply tightens from late August. A search that would take two weeks in March takes considerably longer in September.
Short-let stock in the centre
Much of the Old Town and Kazimierz is licensed for visitors. A monthly price on a furnished central flat is often a gap between bookings.
Deposits held by the landlord
There is no escrow scheme, but the law caps the deposit at twelve months' rent on an ordinary lease and six on a najem okazjonalny, and requires its return within one month of the flat being vacated, less deductions. The handover protocol is what decides the size of those deductions.

Meldunek, then PESEL
Registering your address is what assigns the PESEL number, so the lease comes first and the registration produces the identifier. Non-EU arrivals have four days from moving in to register; EU, EFTA and Swiss citizens have 30. A separate PESEL application is only for people who cannot register an address.
- Step 2
Sign the handover protocol
The protokół zdawczo-odbiorczy records meter readings and the condition of the flat. Photograph everything at the same time.
- Step 3
Establish what heating costs
District heating arrives through the czynsz on a city calendar; a flat with its own gas boiler is billed to you and controlled by you. They are very different winters.
- Step 4
Where the listings are
Otodom and OLX carry the market, and a great many owners let directly with no agency fee. An agent working for you charges around a month's rent plus VAT.
LanguagePolish for contracts and offices. English is widespread in the technology sector and among agencies. Your Insider works with you in English and negotiates on your behalf in whatever the lease is written in.

Five deep dives for someone arriving, not visiting
- Housing Most private lets run as najem okazjonalny, a landlord-protective form that asks the tenant for a notarial declaration and a signed promise from a third party to house them if they are evicted.
- Paperwork Registering your address is what produces a PESEL, and filing ZAP-3 at a Kraków tax office is what makes you a Kraków taxpayer, which is what gates the cheap travel pass and the car exemption.
