Moving to Ho Chi Minh City

Ho Chi Minh City is fast, cheap and increasingly comfortable for foreign residents, with serviced apartments and modern towers alongside older shophouse conversions. The critical local requirement is temporary residence declaration: your landlord must register you with the ward police, and some buildings are not licensed to host foreigners at all. Confirming that before you sign avoids a genuinely serious problem later.

Where to live

Neighbourhoods in Ho Chi Minh City

Your Insidoor walks these before they shortlist anything, and will tell you which one actually fits how you live.

District 1

Professionals, shorter stays

The centre: offices, restaurants, and the highest rents in the city. Walkable by local standards.

Thao Dien, District 2

Families, established expatriates

The international district, with schools, greenery and a river. Quieter, and a real commute to the centre.

District 3

Couples, value seekers

Next to District 1, leafier, French-era buildings, and noticeably cheaper.

Binh Thanh

Value seekers

Between D1 and D2, rapidly building, and the best price for proximity in the city.

One-bed, Thao Dien$600 – $1,100

What catches people out

The Ho Chi Minh City traps

Every market has its own way of costing newcomers money. These are the ones worth knowing before you start.

Buildings that cannot register foreigners

Temporary residence declaration is mandatory and some buildings are not licensed for it. Without registration, visa extensions and work permits become difficult. Ask before you pay anything.

Agents charging the tenant

The landlord pays the agent in Vietnam. A commission requested from you is a second bite at the same deal.

Electricity at the commercial rate

Residential and business tariffs differ substantially, and some landlords bill the higher one. Ask for the per-unit rate in writing.

After the keys

The admin that follows a move

On Premium, your Insidoor does this with you rather than sending you a checklist. Timing in Ho Chi Minh City: Two to three weeks.

Temporary residence declaration

The landlord registers you with the ward police. Get confirmation — you will be asked for it.

Work permit and residence card

Sequenced through your employer, and both reference your registered address.

Bank account

Requires a work permit or residence card for most banks. Cash and local payment apps cover the gap in the meantime.

Internet

Viettel, FPT and VNPT. Fast, inexpensive, and installed within a couple of days.

Language. Vietnamese for contracts and offices. English is common in District 1 and Thao Dien. Your Insidoor works with you in English and negotiates on your behalf in whatever the lease is written in.

Pricing for Ho Chi Minh City
